HPD just updated sample language for natural gas detector notices in advance of the May 1, 2025 installation deadline for Local Law 157.
Here’s what you need to know, and what to expect going forward:
Local Law 157 Reminders
Local Law 157 requires the installation of natural gas detectors for buildings that:
- Have gas piping systems, and;
- Have rooms in dwelling units where there is at least one fuel-gas burning appliance
If there are multiple appliances, depending on their location, a single unit may require multiple devices.
We’ve shared examples of compliant devices in previous posts. HPD’s website also has helpful details about compliance locations and specifics.
As of publish date, the May 1, 2025 due date for installing required devices has not been changed. We expect HPD to enforce this requirement via complaint-based inspections. That said, there may be updates here depending on what the agency plans to outline in future rules.
Sample Language Not Finalized
Per HPD, the language available on their updated detector page isn’t finalized. HPD plans on proposing new rules this Spring that will finalize the language on individual and combined notices for natural gas detectors.
Per Local Law 157, this language must be distributed in the following ways:
- Provided to at least one adult occupant of each dwelling (if installation is required in that unit)
- Posted in the entrance area of the building
A sample combined notice for all three detector requirements (smoke, carbon monoxide, and natural gas) is linked here. You can also view language guidance for all three separate requirements here.
If you need more specific guidance for your building, check out HPD’s guide on their site. Stay tuned for updated language and rules from the department, which we’ll share as soon as they’re released.
