October 2025 came and went, and with it – RealFocus 2025: NYC’s only all-day compliance conference designed to give your teams the latest updates & solutions for property management and operations.
This year’s event was all about helping your team win – building strategies and sharing resources to combat increased enforcement and stay in compliance.

1. Being In Compliance Goes Beyond The Basics – And Isn’t Black & White
Being in compliance isn’t always straightforward.
Take facades, for example. We learned during our morning keynote that it’s not just about performing inspections and submitting them on time. There are so many factors and variables to contend with – like managing access rights with any neighboring properties.
Coordinating between engineers, contractors, attorneys, neighbors (plus building occupants) is a tricky dance. That’s why, as our panel experts shared, time is the most valuable resource property managers and owners have. Planning early can prevent cascading penalties, rushed decisions, and strained relationships with neighboring properties.
Careful planning also helps you account for gray areas in the rules. Our panel covered details here for buildings that are 6.5 stories (basements with exposed windows, for example), and properties on slopes where at least one wall hits that 6.5 story threshold. Both example buildings would be required to participate in FISP, despite the 7 story rule. Teaming up with the right experts can help make sure you’re covered in these edge cases.
2. Local Law 97 Is Here – And So Are Resources For Your Team
This year’s schedule featured several sessions focused on Local Law 97 regulations & best practices, including a presentation from the Department of Buildings and a panel of top management and industry professionals.
It’s incredibly timely, given the final extension due date for first-ever Local Law 97 filings – December 31, 2025.
And penalties for noncompliance? $0.50/square foot per month.
The good news is that 95% of covered buildings either submitted their report or filed for an extension. The DOB is also actively reaching out to the 5% of remaining buildings to help with compliance.
The bottom line is, whether it’s directly from the DOB or through advice shared from fellow management professionals, help is out there for Local Law 97. Of course, we’re always happy to help your team find the right resources.
3. Enforcement Is On The Rise…
RealFocus 2025 attendees got a first peek at the 2025 State of NYC Violations report (available online here!), our annual report covering violation trends across the city.
Some standout facts:
- OATH violations have increased by 7% so far in 2025 compared to 2024
- DSNY violations alone increased by over 30% from last year’s totals
- Top issues like unwarranted fire alarm violations and cleaning infractions were supplanted by new violation types – read the report for details
