The First Local Law 152 Violations Are Coming In January 2026

Per the DOB’s recent update, the first Local Law 152 violations for gas piping inspections and certifications will be issued soon – specifically, in January 2026.

As a reminder, covered buildings are required to submit inspections for gas piping systems, or a one-time certification confirming that the building does not have a gas piping system. These requirements started in 2020, and are now midway through Cycle 2.

Previously, the Department issued Notices of Deficiency (NODs) for buildings that didn’t comply during Cycle 1. These were warnings informing property managers and owners that failure to file in Cycle 2 would result in violations and standard penalties. Now that we’re halfway through Cycle 2, the DOB is preparing to issue these violations – beginning with noncompliant properties in Subcycle A.

Subcycle A covers properties in Community Districts 1, 3, and 10 across all boroughs, and officially ended on December 31, 2024. Any required properties in this group that do not have an inspection or certification on file (or alternate documentation for properties with piping and no current service) will receive a violation this January.

Accompanying fines for these violations are as follows:

  • $1,500 for 3-family homes
  • $5,000 for all other buildings

Violations can be paid for and corrected in DOB NOW: Safety. You can also challenge violations or submit a waiver request through the DOB NOW: Safety portal.
