It’s the beginning of Spring, which means it’s Sustainability filing time for the DOB. The agency released a Service Notice reminding owners and managers of key annual deadlines, underscoring that extensions may not be granted this year. Additionally, industry groups like Urban Green Council are offering free courses through Earth Day (April 22nd) to round out Sustainability Season.
Sustainability Requirements
Local Law 84
Local Law 84 continues with its typical annual due date – May 1st. Review buildings that are required to file in your account here.
Keep in mind – properties that are required to Benchmark will also have to post updated Energy Efficiency Rating Labels starting October 1st. Labels not printed and posted by October 31st may garner a per-building fine of $1,250. Stay tuned to DOB NOW for Label availability later this year.
Local Law 97
It’s the second year of Local Law 97 filings, and the first that’s in line with annual deadlines:
- May 1st, though reports must be filed no later than June 30th
- Owners can file to request an extension through August 29th, 2026
Teams with buildings on the Standard list (or following the Standard path) will have to submit their second annual report. The DOB’s website has several resources for filing instructions and details.

Local Law 88
Owners of buildings on this CBL that have not yet demonstrated compliance must submit a report by May 1st of this year. Review more information on the city’s website if you need details on requirements here.
